Bridging finance is short and specific, so the process is too. Here's what happens from the moment you enquire to the day your exit repays the loan.

    1. Sketch the gap (about 60 seconds)

    Tell us what you need, what it's for, your state, the property or trading behind it, and what will repay the bridge. No credit check when you first enquire.

    2. A specialist surveys the exit

    A real person reads your enquiry and calls you. We start at the far end: what repays the loan, when, and what's already in writing.

    3. We draw the structure

    Security position (first mortgage, second mortgage, caveat or unsecured), peak debt, end debt, term and buffer, and how costs will be paid. You see the shape of the bridge before anything is signed.

    4. Documents and assessment

    Only once you decide to go ahead. We give you a specific list, arrange valuation where it's needed and keep you updated. This is when a credit check is discussed.

    5. Approval and settlement

    Loan documents are signed, security is registered and funds are paid where they need to go: to a vendor, the ATO, a supplier or your account.

    6. The exit lands

    The sale settles, the refinance completes or the payment arrives, and the bridge is repaid. If the exit slips, talk to us early; we'd rather plan with you than chase you.

Common questions

Does enquiring affect my credit score?

No. There's no credit check when you first enquire. A credit check is only discussed once you've seen what's possible and chosen to proceed.

Will my details be sent to lots of lenders?

No. Your enquiry stays with one team that works on your bridge. We don't sell or spray leads, so you won't be flooded with calls from lenders you've never heard of.

How long does it take to get a bridging loan?

It depends on the valuation, the legal work, how quickly documents arrive and how clear the exit is. A complete document pack and a well-evidenced exit are the two biggest time savers.

What should I have ready before the call?

Property addresses and rough values, existing loan balances, what the money is for, and whatever you have in writing about the exit: a contract, an approval, a claim number or an R&D registration.

Why do you ask so much about the exit?
